Development areas

Wallisellen was just the beginning.

The pioneering project, launched over 20 years ago to transform an industrial site into a mixed-use, diverse and vibrant neighbourhood for living, working and learning, shaped INTEGRA Immobilien AG’s core competence today: site development.

With the completion of the high-rise buildings at the end of 2028, the development of INTEGRA Square Wallisellen will be complete.

The next site developments are already in the pipeline.

In Wil, we are developing the former Agrar AG industrial site; in Münchenbuchsee and Bettlach, we are developing the former sites of Sitek AG and Marcel Bützer AG, which now form part of INTEGRA Sitek AG. The aim is the same everywhere: to create vibrant neighbourhoods with modern housing and commercial space that complements residential use.

Consultation, design plan or special-use plan procedures are currently underway for the three projects.

High-rise EnsembleWallisellen

Right next to Wallisellen railway station, three striking towers ranging in height from 39 to 63 metres are being built: 203 modern flats, as well as retail, office and catering spaces within a three-storey podium. With a gross floor area of 100,000 cubic metres, it is the largest project in the company’s history.

The development marks the final stage in the decades-long redevelopment of the former INTEGRA industrial site. With completion expected at the end of 2028, it will mark the culmination of the transformation of INTEGRA Square Wallisellen into a diverse, urban and family-friendly space for living, working and socialising.

Marketing of the commercial premises is expected to begin at the end of 2026.
Marketing of the flats is expected to begin at the end of 2027.

Detailed information on the residential properties on offer will be published in the course of 2027.

INTEGRA Square Wil

Integra SquareWil

From an industrial site to an urban living space

With the INTEGRA Square Wil project, INTEGRA Immobilien AG plans to realise one of the most significant inner-city development opportunities in the town of Wil. On the site, which covers around 36,000 square metres and has been owned by INTEGRA since 1937, a diverse and vibrant urban neighbourhood is to be created in the immediate vicinity of the railway station.

The plans include around 220 modern, high-quality flats catering for different stages of life, as well as commercial facilities to complement the residential use, such as cafés, florists and nurseries. Attractive open spaces and improved connections to the neighbouring neighbourhoods are set to transform the site into a new urban hub.

Project status

A large part of INTEGRA Square is being prioritised as a separate key development zone with a special land-use plan as part of the town of Wil’s town planning review. Various planning procedures at municipal and cantonal level are still to be completed before a building application can be submitted. A binding timetable for the project’s implementation is not yet available.

Münchenbuchsee Schöneggweg 30

Munichbuchsee

From commercial property to residential accommodation in the Bern conurbation

At Schöneggweg 30 in Münchenbuchsee, INTEGRA Immobilien AG is planning to develop a residential project on the former INTEGRA Sitek AG site, which covers an area of around 2,700 square metres.
Thanks to its proximity to the city of Bern, as well as good links to public transport and the road network, the site offers ideal conditions for the creation of additional housing. The development is intended to contribute to the high-quality infill development of the municipality and to complement the existing neighbourhood in a meaningful way.

Project status

Planning and conceptual assessments are currently underway in close consultation with the relevant authorities. The specific details of the project will be finalised as the planning process continues. It is currently anticipated that between 15 and 25 flats can be built on the site.

Visualisierung Friedhofstrasse Bettlach

Bettlach

From commercial premises to residential property at the foot of the Jura

On the former site of Marcel Bützer AG in Bettlach, which is now part of INTEGRA Sitek AG, INTEGRA Immobilien AG is planning a residential development on a plot of land measuring approximately 4,900 square metres.
The location combines proximity to the village centre and public infrastructure with the advantages of a diverse residential area.

Project status

As part of the local planning review, a requirement for a design plan was established for the plot. The future development will therefore be set out in detail in a design plan. The scope and design of the project will be defined in the forthcoming planning stages.
