INTEGRA Square Wil

INTEGRA Square Wil

From an industrial site to an urban living space

The INTEGRA Square Wil project embodies the transformation of a historic industrial site into a modern, mixed-use and sustainably developed urban quarter. Thanks to its central location between the railway station, the old town and the motorway junction, the site offers ideal conditions for high-quality infill development in the heart of Wil.

Since the founding of the then Agrar AG in 1937, the site has been owned by the INTEGRA Group. The development of INTEGRA Square Wil is intended to usher this historic site into a new future and create attractive residential and living spaces for the long term.

The project

Konzept INTEGRA Square Wallisellen

An urban neighbourhood is to be developed on the site, offering a diverse range of housing options for singles, couples, families and older people. The plans include around 220 modern flats as well as complementary commercial facilities such as cafés, service providers and nurseries. Attractive open spaces and communal areas are intended to create a high quality of life and make the neighbourhood a vibrant part of the town of Wil.

The Vision

The INTEGRA Square Wil project aims to transform a former industrial site into an open and forward-looking urban quarter. The development seeks to create high-quality housing in a central location whilst contributing to the sustainable inner-city development of Wil. The neighbourhood is intended to open up to the surrounding districts, create new links between the railway station, the old town and neighbouring areas, and, in the long term, establish the site as an integral part of the urban environment.

With this focus, the project helps to meet the growing demand for housing whilst supporting the long-term development goals of the town of Wil.

The location

Wil is the economic centre of a cross-cantonal region with a population of 115,000. The town benefits from its central location between Zurich and St Gallen, as well as its role as a major transport hub in Eastern Switzerland.

The INTEGRA site is just a few minutes’ walk from the railway station and the old town. The excellent links to public transport and the motorway, as well as its proximity to workplaces, shopping facilities and leisure activities, make the location particularly attractive.

This location offers the ideal conditions for the development of a vibrant, urban neighbourhood with a high quality of life.

Planning status

The development of INTEGRA Square Wil is closely linked to the ongoing revision of Wil’s local planning scheme.

The City of Wil has been commissioned by the Canton of St. Gallen to draw up a new municipal master plan and land-use plan by 2027. Several strategy conferences and a public consultation process on the urban development concept and the municipal master plan have already taken place.

The city is currently seeking to bring forward a large part of INTEGRA Square as a separate priority zone with a special land-use plan. Further review, consultation and decision-making procedures will follow at city and cantonal level. Once the legal proceedings have been concluded and cantonal approval has been granted, a planning application can be submitted.

It is not currently possible to give a firm date for the project’s completion.
